- Itemized record of all transactions.

Maintenance - Preventive maintenance program maximizes long term property value.
- Recommend appropriate maintenance as a result of inspections.
- Arrange for all necessary repairs to the property.
- Provide 24 hour emergency maintenance people on staff and subcontractors available to handle all needs as they arise.
Property Inspections - Inspect property at time of leasing and move out.
- Regular drive-by inspections.
- Inspect interior of property at least once each year.
Leasing - Handle placement of all advertising.
- Receive leasing calls 7 days a week.
- Obtain a detailed rental application.
- Thoroughly evaluate credit information, employment, and rental history.
- Actively market property through Multiple Listing Services and with cooperating Realtors.
Property Evaluation - Establish market rental rate.
- Recommend improvements to maintain or increase property value.
Optional Services for Non-Managed Properties - Leasing: If you need help finding quality tenants, we will aggressively market your property, thoroughly screen each applicant, prepare all documents, and coordinate the move-in.
- Eviction Services: If you have a bad tenant situation, we have the know how to handle the eviction for you.
